There is no single right answer to the rent-or-buy question. The best choice depends on how long you plan to stay, how much cash you have on hand, and how much responsibility you want for a home. Here is how we would think it through for a move to Longview, Hallsville, Kilgore, Marshall or the surrounding area.
How long will you stay?
Buying has real one-time costs: closing costs, inspections, moving, and eventually the cost of selling. Those costs are easier to absorb the longer you stay. Many people use about five years as a rough rule of thumb — if you expect to move sooner, renting is often the more comfortable choice.
Renting also makes a lot of sense when you are new to the area. Living in East Texas for a year lets you learn which neighborhoods, school districts and commutes fit your life before you commit.
Compare upfront costs, not just monthly payments
When you rent, you typically need a security deposit, the first month's rent and any pet deposit. When you buy, you need a down payment, closing costs, an inspection and an appraisal, plus money set aside for repairs after you move in.
Understand Texas property taxes
Texas has no state income tax, but local property taxes are an important part of the cost of owning a home. Your tax bill combines rates from your county, city, school district and other local entities, so two similar homes a few miles apart can have different tax bills. Homeowners can apply for a homestead exemption on their primary residence, which lowers the taxable value. Check with the appraisal district for the county you are considering for current rates and exemption amounts.
When you rent, property taxes are part of the owner's costs and are reflected in your rent — but you never receive a separate bill.
Budget for maintenance and insurance
Owners pay for every repair: roof, HVAC, plumbing, appliances, the fence and the yard. A common planning figure is to set aside around 1% to 2% of the home's value each year for maintenance. Homeowners insurance in Texas also needs to account for wind and hail.
Renters typically call the landlord when something breaks, and renters insurance usually costs far less than a homeowners policy.
Look at local prices
For a quick snapshot, Realtor.com reported a median listing price of about $295,000 and a median rent of about $1,250 per month across Gregg County in September 2026. Use numbers like these as a starting point, then get a mortgage pre-approval to see what a real monthly payment — including taxes and insurance — would look like for you.
